The Requirement:
The brief was to solve all waterproofing issues to walls, decks
and roofs.
The Solution:
The walls were cracking along joint lines, most visible to the
corner wall sections. The underside to most window heads and
garage heads were also cracked, in severe cases there was
efflorescent staining on windows and other building elements
which could not be removed. The solution was to clean out the
cracks, apply a high quality sealant followed by an Equus
reinforced elastomeric bodycoat to allow the panels to move
under thermal loading, then apply a suitable texture coating to
blend in with the surrounding texture. The head sills to all
garages were fitted with a molding so that a drip edge could be
formed which would prevent water from gaining entry to the
garage and the cracks which had formed under the head sill. It
was felt that this would prevent further stress from occurring
as the polystyrene panels slowly dried out over time, in turn
this would prevent any further cracking. Once this work was
completed a full Equus waterproof coating system was applied to
all surfaces.
The corrugated
roofs had to be lifted clear of the gutters as the initial
construction had the ends of the iron hard down onto the gutter
membrane. Through thermal expansion and contraction the iron had
cut through the membrane in many places. Once this was done the
gutters were re-lined with Chevaline Dexx membrane.
The decks were
all taken back to the original substrate and finished with the
Chevaline Dexx membrane system.
