The Requirement:
The garden courtyard of this terraced house complex developed
serious leaks, which affected the tenancies below, some of which
were high-end furniture stores. The decision was taken to
excavate and remove the garden areas - in some cases palm trees,
bushes and lawns, as well as paving - and replace the
waterproofing membrane which had failed.
The Solution:
After much negotiation between Equus Industries Ltd and the
building contractor, the bodycorp and the insurance company, it
was decided to fully remove the gardens and planters - with the
courtyard demarcated into three areas, so as not to disrupt the
whole complex at once - and start the waterproofing process from
scratch. The single layer membrane that had been installed
initially and which had failed was removed, and then the De Boer
Duo Landscape system applied as a two-layer system.
The Landscape
system is specifically designed to inhibit root penetration into
the concrete substrate. The tanking of the gardens and the paved
areas was carried out, new upstand walls were built and the
Equus Chevaline Dexx liquid membrane was used as the
transition between the Landscape membrane and the plaster
cladding on the townhouses. The full "garden" system was
installed, including drainage cells, drainage mat and other
associated accessories before the soil and plants were placed
into the gardens. Where paving stones had previously been laid,
new sand was brought in and the stones re-laid. A comprehensive
flood test was carried out in all the garden areas to ensure
there were no more leaks, following which the gardens were
re-instated..
